Boylan Heights Luxury Condominiums
The first multifamily project to be permitted in Boylan Heights Historic district,
it won the Sir Walter Raleigh Award for most improved residential new
construction. This project replaced a dilapidated and crime ridden apartment
building. Working closely with the neighborhood, local architect David
Maurer, and historic district officials, we created two buildings designed to
integrate into the neighborhood by creating the appearance of larger historic
homes that frequently border older neighborhoods.
Pelican’s Roost, 38 Unit Condotel Conversion
CitySpace was charged with finding a way to re-market this challenging
project, which consisted of three small beach motels that were to be
converted to condos. We unified the three buildings through architectural
detailing, created an outdoor recreation area and volleyball court, renovated
the pool to bring it to current code, and created a clubhouse from a storage
area. Careful interior renovations were performed to bring the maximum
perceived value to the project. The existing septic system was redesigned
to meet current code by combining the system with an adjacent property,
negotiating for concessions with local authorities, and utilizing the most
advanced current technologies. We then hired a local manager and
national marketing firm to complete the project.
Hinsdale Row, 28 Luxury Row Houses
This project was proposed at a prominent location on the corner of Peace and
Glenwood. This sensitive area served as a transition between the
commercial district of Glenwood South and the historic Glenwood Brooklyn
neighborhood. We were charged with working with the community to develop
a conditional use re-zoning plan to allow the development to proceed. We
researched and located a national design firm specializing in mid density low
rise housing, combining their skills with a local engineering firm and legal
council. We then undertook a series of meetings with community leaders and
made multiple presentations to the neighborhood association and citizens
advisory council. These efforts won the support of both these organizations
and the initial plan was approved.
Kirby Point Condominiums, Renovation & Conversion
This former apartment building had terrible curb appeal and was in need of a
great deal of work. Special attention was paid to creating a transformational
change in the exterior appearance and in retrofitting the interior with high
quality finishes appropriate to the condominium marketplace. The
identification of critical problems and opportunities for improvements created a
very pleasing and successful project.
Rosengarten Park Neighborhood Restoration Project
This area adjacent to Boylan Heights has long been charming, but a problem
spot for the neighborhood. Community leaders approached us and asked us
to put together a plan to redevelop the entire block. We created a number of
possible scenarios responding to changes in city plans and market conditions.
Working with local architects and ubranists to produce a cutting edge plan
that preserves the remaining historic homes and will create new homes built to
historic specifications
Dorothea Drive
We became interested in this area at the time we were working on
Rosengarten Park. We discovered a large property was under contract with
Progress Energy for the construction of a substation. After notifying the
neighborhood of this plan they took quick action to block the destructive
result this would have had on the area and we were able to acquire it. We
are currently working with developers and city officials to create a plan for
presentation to the community.
